Waterfront & cottage
The water is its own market.
A cottage is not a house with a nicer view. Value moves with the lake, the shoreline, and a list of details city deals never touch. Kate works these files every season, on both sides of the table.
- 01Shoreline ownership and road allowances
- 02Septic, well, and water systems
- 03Seasonal versus four-season classification
- 04Winter access and private road agreements
- 05What the lake itself does to value

Google“Selling our elderly aunt’s home, in a challenging market and in a different city could have been stressful! But not with Kate Kidd as my realtor. She handled the whole process with professionalism, patience, compassion and a thorough understanding of the market. Her thoughtful guidance from the beginning to the end, gave me the information I needed without any of the pressure. Kate was able to negotiate the price and conditions we needed and the house sold in days! I highly recommend Kate Kidd and she will most definitely be my first call if I am considering buying or selling a home in the future!”
“Kate is an exceptional realtor that I would recommend to anyone looking to buy or sell their home! She truly cares about her clients and wants the absolute best for them. At no point did we ever feel pressured to make a sale or put an offer in where we weren’t 100% on board. She is the perfect mix of professional and friendly and is always there to put your mind at ease during a stressful process! We have found our forever home with Kate and my only regret is that I won’t be able to work with her again any time soon!”
“Kate had such great advice, helped us sell our home quickly in a slow market. Patient and good communication made the whole process a breeze. Thorough on the details and smart strategy. Thanks Kate!”

Questions
Asked on almost every call
Something else on your mind? Ask directly, there is no wrong question and no pitch on the other end.
Ask a questionWhich areas does Kate cover?
Peterborough and the county around it, the City of Kawartha Lakes (Lindsay, Bobcaygeon, Fenelon Falls), the lake country from Chemong and Buckhorn through Stoney Lake to Apsley, and up into Haliburton and Bancroft. She also works Port Perry and the north Durham townships. If you are unsure whether a property falls inside that range, ask; if it does not, she will say so and point you to someone good.
Do you work with cottage buyers coming from outside the area?
All the time. Most waterfront buyers start from the GTA or Ottawa, and the process is built around that: video walk-throughs before you drive up, showings grouped into a single trip, and straight answers about the unglamorous parts, the septic, the well, the road access, and what the lake is actually like in February.
What makes buying waterfront different from buying in town?
The building is only half the purchase. Shoreline ownership and road allowances, septic and water systems, floodplain rules, winter access and seasonal versus four-season classification all change what a property is worth and what a lender will do with it. Kate walks through each of those before you offer, not after.
What does a home evaluation involve, and what does it cost?
It costs nothing and comes with no obligation. Kate looks at the property, compares it against current and recent activity in your specific market, town street or lake, and gives you a number with the reasoning behind it. If the timing is not right to sell, you will still leave knowing where you stand.
We are thinking of selling. What is the first step?
A conversation, usually at the property. Before photos or paperwork, Kate needs to see the home, understand your timeline, and be honest with you about pricing and preparation. Some homes are ready to list in a week; others are worth a month of small fixes first. You will get a plain recommendation either way.
How quickly can we see a listing?
Usually within a day or two, and same-day when a property is moving fast. Call or text 705-761-4231 with the MLS number or address, or book a showing straight from any listing page on this site.
