Most waterfront buyers start from the GTA or Ottawa, and the process is built around that: video walk-throughs before you drive up, showings grouped into a single trip, and straight answers about the unglamorous parts, the septic, the well, the road access, and what the lake is actually like in February.
What makes buying waterfront different from buying in town? The building is only half the purchase. Shoreline ownership and road allowances, septic and water systems, floodplain rules, winter access and seasonal versus four-season classification all change what a property is worth and what a lender will do with it.
